Announcements and Updates

December:

Snow Pushing

Yes, the snow season is going to be here sooner than we think! As a reminder, the District pushes snow from the District sidewalks at 1” of accumulation and from the streets at 2” of accumulation. If the snow accumulates to levels that may affect our gates, we will lock them open until snow can be pushed away.  Our staff will reinstate electric operations once the snow is pushed. We will send out email communication to residents prior to each snowstorm with updates and a reminder on the process. If you have curb ramps in the street gutter, be sure to pick them up before the snow fall so the snowplow doesn’t push them with the snow.

Street Signs

Our District maintenance technician is currently making his way through the community to straighten street signs. If a sign is located on a homeowner’s lot, he may need to dig around the post and add concrete to help stabilize it. Thank you for your cooperation while this work is completed.

Containers/Dumpsters on the Street

The District is updating their resolution for containers/dumpsters on the streets to work with the Master HOA on regulation and permissions needed. The resolution will be posted to the District website once adopted and an update will be emailed to the residents.

2026 Maintenance and Management Fees

The District Board has accepted their 2026 budget which includes an increase in quarterly fees to $216 per quarter effective January 1, 2026. Invoices for the quarterly District fees will be mailed in December. If you have your account setup on auto payment with a fixed amount, you must change the fixed amount to reflect the updated fee of $216.

2026 District Projects

The District has approved the landscape maintenance and tree care contracts for 2026. Members of the Landscape Committee are working with CoCal and the Landscape Ad Hoc Committee on refreshed design plans for Ehler, from Uinta to Quebec. The Quebec entrance is also under review; updates there will depend on the installation of the new traffic signal at the intersection.

Gate Access

Have a guest or ride visiting after the gates close? Please reach out to Melissa K. to obtain your Directory number and instructions for ‘guest’ access after 9:00 PM and before 5:00 AM.
The two new pedestrian gates along Yosemite have been installed and are available for use. These gates take the same key that the other pedestrian gates use. You have to lock the gate when closing it after use, they do not lock automatically. Need a gate transmitter, gate code, or a pedestrian gate key? Contact Melissa Kupferer at 303-482-2213 ext. 283 or email her at Melissa.Kupferer@advancehoa.com. Gate transmitters are $40 each, billed to your District account. Deliveries typically go out on Mondays, excluding holidays.

Advance HOA Management offices are closed Wednesday, December 24th through Friday, December 26th returning on Monday, December 29th and Thursday, January 1st.

Please visit our website for District information at Heritage Todd Creek Metropolitan District.

And friendly reminders from your District: The speed limit within the community is 25MPH and vehicles, including golf carts, are to stop at stop signs. Golf carts are not permitted on sidewalks. You may review the golf cart policy on our website.

Thanks for helping keep our community running smoothly!
